I have been extremely fortunate. My firm represents world-class assets, and my team works directly with owners and tenants to help them accomplish their real estate objectives. As a leasing agent, I have had the opportunity to reposition many assets through careful study and understanding of how their attributes compare in the marketplace. I’ve learned throughout my more than 30 years in the industry that the better the quality and location of the building, the better the experience for occupants.
This certainly holds true for One World Trade Center, one of the most iconic buildings in the world (now 70% leased) and one with which I have a unique and strong association. When Cushman & Wakefield was first awarded the agency leasing assignment from the Port Authority of New York and New Jersey (and subsequently by The Durst Organization, owner and co-leasing agent), the building and site conditions were in development with design considerations still in the mix.
Our team had the opportunity to tour the site at every phase of construction as well as assist with fundamental decisions regarding finishes, access, and use. As One World Trade Center’s final details were being completed, we collaborated with the building’s owner and architect Skidmore, Owings and Merrill to deliver an innovative skyscraper that would match the address and offer the best occupant experience.
This stunning tower, the tallest building in the Western Hemisphere, is a soaring testament to engineering and aesthetic. It is a 104-story, 1,776- foot, 3-million-square-foot (msf) building with so much to offer.
The Right Mix
- Anchor tenant Condé Nast occupies a 1.2-msf headquarters on the 20th through 44th floors and was the first “TAMI” (technology, advertising, media, and information) tenant.
- Additional tenants represent a mix of Lower Manhattan’s traditional financial services occupants along with the creative industries fueling downtown’s growth: Ameriprise, Moody’s, High 5 Games, xAd, and Mic.
Amenities and Retail
- An amenity floor—One World Trade Commons—will be completed at the beginning of 2017, and is adjacent to the sky lobby. It includes fast-casual dining options, a media room, a conference center, unique programming with guest speakers, and wellness options including yoga classes.
- Westfield World Trade Center retail shops are open, bringing 365,000 sf of lifestyle amenities throughout the World Trade Center site including food, convenience, and fashion choices.
Location + Technology
- One World Trade Center is situated adjacent to The Memorial Plaza, eight acres of landscaped space open to the public, and to the new Santiago Calatrava-designed World Trade Center Transportation Hub. The Hub links the building to public transportation including 11 subway lines that converge at this location, along with the PATH train to New Jersey.
- The site is located on the southern border of Manhattan’s TriBeCa neighborhood, offering world-class restaurants, unique hotels, boutique shops, and public parks on the Hudson River.
- The building was designed to LEED CS Gold standards and uses 100% renewable energy.
- The column-free floors have a typical slab height of 13’4”, which allows for 9’6” dropped ceilings in most areas (although many tenants opt for a dramatic open ceiling).
A Global Opportunity
From my experience working with global clients, I know that the international market has identified One World Trade Center as the premier New York City address, and the best opportunity for flagship office space for an American headquarters or other office needs. Occupancy provides immediate global stature and enhances a company’s ability to recruit and retain top talent. A number of the higher floors (62 and above) still remain available, offering matchless views to tenants.
